Overall project ownership and client representation from pre-feasibility and concept through to completion and close out. Merx undertakes all aspects of communication, programme, cost and budget, quality, design, safety, sustainability, change management and risk.
On site management of the construction cycle of the project is essential to ensure the “build phase” is delivered in a safe & quality controlled manner, on time and on budget and in accordance with the agreed design and specifications.
We work to establish our clients’ project budgets in tandem with the project brief and concept designs. Subsequently we align all costs to the scope of work and ensure cost & procurement options are well planned and considered against original budgets/quality and time.
Merx have in depth market knowledge of design and construction industry consultants within Asia. We run an in house up to date pre-qualification system (Merx PQ) for our database of consultants. We run professional “RFPs” and seek competitive fees from the most suited consultants for our clients’ commissions.
Establishing and tracking a project’s timeline is essential to its success. Whilst every project is unique our “framework” for establishing a project’s critical path is consistent and Merx has developed detailed tools in both MS Project and Primavera that apply to every project we deliver.
Projects can be procured in various ways within the wider construction industry. Typical methods of procurement include: “Traditional – Design-Bid-Build”; “Turnkey – Design&Build”; “Management Contracting” and “Commercial Construction Management”.
As independent project managers we advocate full transparency during the procurement of our projects, which is promoted by a Traditional or Commercial Construction Management procurement method.
Merx is regularly engaged by our clients to assess their potential project’s “viability” and run various “option analyses” to establish the most suitable and commercially beneficial roadmap . Common factors under consideration are: “lease vs. purchase” ; “stay put vs. move” or “project management vs design& build”.
When appointed by “tenant side” clients Merx will engage with the respective landlord(s) to investigate and baseline the technical and lease considerations of the landlord’s building. This ensures the design consultants and relevant project stakeholder’s assess any risks and develop relevant findings into the project’s design, programme and cost. Merx also works on behalf of landlords on large scale new build, base build upgrades or renewal initiatives to rebrand buildings and improve operational costs and sustainability targets.
